Property managers: one login for every owner you work for

If you run buildings for other people, you should not need a separate password for each of them — and no owner should have to hand over their whole account to get help. Each owner keeps their own DMV Housing account. You get one login that opens all of them, and you work inside one owner at a time.

How it works

Think of a key ring rather than a shared office. You can open any door an owner has given you a key to, but you are standing in exactly one building at a time. Open an owner and every page is theirs — their units, tenants, rent, repairs and money, and nothing from anyone else. Leave, open the next owner, and it is that owner’s world instead.

That is also why nothing ever mixes. Each owner’s records have always belonged to that owner’s account — there is no shared pool being filtered.

Two levels of access — the owner chooses

Full access

You operate the whole account as the owner would: listings, tenants, rent and receipts, HAP, maintenance, compliance, turnover, cash flow and the tax package. A banner names the owner on every page, so there is never a question about whose account you are in.

Limited access

A small portal for that owner instead of the full account. Three sections are available:

  • ListingsEdit listings, change status, boost
  • MaintenanceHandle tenant repair requests
  • FinancialsView NOI, cash flow and expenses — read-only

A manager granted one section cannot open the others, and cannot act as the owner.

If you own the property

  1. Sign in and open your dashboard.
  2. In the sidebar, under NETWORK, click Property Managers.
  3. Enter the manager's email address.
  4. Choose Full access, or pick only the sections they need.
  5. Send the invite. You can change or remove their access at any time.

If you manage the property

  1. Open the invitation email and click Accept invitation.
  2. Sign in with the same address the invitation was sent to — a six-digit code by email, no password to create.
  3. You land on “Accounts you manage”. Open an owner to work inside their account.
  4. Click Exit when you are done, then open the next owner.

Sign in with the invited address — a different email, even one reaching the same inbox, will not connect the invitation.

What “that owner only” covers

  • Cash Flow — that owner’s income and expenses, with no other owner’s figures on the page
  • My Tenants and tenant messaging — that owner’s active tenancies only
  • Turnover — that owner’s units only
  • Listings — that owner’s addresses only
  • Pro tools — follow the owner’s plan, not yours

When the manager changes

Owners change managers. It takes two minutes, and nothing about the account changes hands with it.

The outgoing manager

  • Loses the account on their very next click — including anything open at that moment.
  • Loses it completely, down to the direct data access their browser was allowed.
  • No longer sees the account in their list, and adding a new manager does not let them back in.

The owner keeps everything

  • Every listing, tenancy, lease, receipt, expense and repair record — none of it belonged to the manager.
  • The new manager opens the account and sees the same history from day one.
  • Work done earlier stays attributed to whoever did it, so the record still reads correctly later.

Removing a manager asks you to confirm first, and is reversible — invite them again and the old link reactivates once they accept.

Security, in plain terms

  • Access is checked on every action, not once at sign-in. Remove a manager and their very next click is refused.
  • The permission decides, not the link. Opening the address of a section they were not granted gives “no access”, not the page.
  • Entering and leaving an owner’s account is recorded against the manager’s own identity, so work inside an account is always traceable to the real person.
  • A manager cannot widen their own access, invite themselves to a new owner, or change what they were granted. Only the owner can.

What it does not do — worth knowing before you start

One owner at a time, per browser

The account you have open belongs to the browser, not the tab. Finish with one owner, exit, then open the next — do not run two owners in two tabs.

Automated email goes to the owner

Compliance deadline digests, licence and insurance renewal reminders, and listing freshness confirmations are addressed to the owner’s account. An owner who wants you to receive them can put your address on their account.

Each owner has their own plan

You get the Pro toolkit inside accounts that are paying for it. There is no manager-level plan and no combined invoice.

The owner sends the invitation

You cannot add an owner from your side. This is deliberate: nobody can attach themselves to a portfolio.

No combined view across owners

“Accounts you manage” lists the accounts; it does not total units, rent or vacancies across them. Each owner is opened and read on its own.

Managing for owners who aren’t on DMV Housing yet?

Each owner creates their own account and invites you from their Property Managers page. Once they do, their building appears in your list.

Create an owner account
