Everything you need to know about our pricing
Your 14-day trial gives you full access to Pro. We collect a card up front but don't charge it until the trial ends — cancel anytime before then and you pay nothing. You can also downgrade to Free anytime.
When you find a matching tenant, their contact info is hidden until you unlock it. Your first unlock is free, then it's $19 each. Pro includes unlimited unlocks.
A boost pins your listing to the top of tenant search for 7 days with a Featured badge — a major visibility jump when many landlords are posting. Free members get 2 free boosts every month. Pro members get one free boost per unit each month (a 10 minimum, capped at 25), so a bigger portfolio gets more; you can also buy a boost anytime for $9.99. (For comparison, the national sites give zero boosts on their free tier and 5 on their cheapest $79/month plan.)
Boosted listings show first. After that, we rank by listing quality and freshness: complete listings (photos, full details, utilities, availability) and recently-active listings rise to the top, while thin or stale listings fall. A 100%-complete listing consistently outranks an incomplete one — so finishing your listing is the best free way to get seen.
Listings are unlimited and free — post as many vacancies as you have. Pro is $29/month including 5 units, then $4.99 per unit after that, with no cap and no tier to jump. A unit counts while you're using DMVHousing for it, occupied or being marketed; sell it or stop listing it and it drops off your next bill. Nothing is ever blocked — an extra unit is $4.99, not a wall.
Then start on Free — it fills one unit with verified, actively-looking tenants and your first contact is free. Pro is for when you’re running the tenancy: DCHA inspections, abatement protection, rent increases, receipts, retention, and your numbers at tax time. That’s the stuff that keeps costing you after move-in, and it’s what Pro handles.
Because your rent, your inspections, and your rules are set by DCHA — not a national average. Every number here is DC: 2026 payment standards, HQS prep, ward-aware matching, and a landlord community that files the same paperwork you do. A statewide directory mixes in MD and VA and leaves you on your own with DCHA.
Yes! You can upgrade or downgrade at any time. When upgrading, you'll be prorated for the remaining billing period. Downgrades take effect at the next billing cycle.
